THE SPACE
A beautiful landscape, lush surroundings, a backdrop of the majestic Himalayas, a whiff of fresh mountain air and the sweet melodies of a variety of birds welcome you as you leave the popular places of Srinagar behind. And in the midst of it all, you chance upon a small door that opens up to a harmonious paradise with a European-style mountain cabin that is intentionally hidden from plain sight.
Hushstay x The Annexe has been made keeping the principles of Scandinavian design ideology in mind: minimalism, balance, harmony and relaxation.
An earthy vibe dominates the entire house which follows an open layout which means there are very few walls inside the house except for those that make up the Kitchen, Washrooms / Bath.
A fully functional modern kitchen, a tastefully furnished bedroom and a large open living area with a fireplace form the indoors. An all-glass folding wall opens up to a private deck adorned with a hot/cold Jacuzzi and surrounded by Cherry Trees.
The Private Deck and the adjoining garden offer a sense of peace and calm. Witness a beautiful cherry blossom in Spring or relax under the canopy of Cherry trees and pluck your own fruit in Summer. Every season at Hushstay x The Annexe has its own charm.
THE ROOMS
Hushstay x The Annexe truly is an extraordinary private retreat that has everything you need and nothing you don't.
While there is always a caretaker/cook at your service, the kitchen is fully equipped in case you would like to prepare some delicacies yourself. Adjoining the kitchen is a cosy dining area overlooking the great outdoors through its oversized window.
A door separates the dining area from the Bedroom and Living Area consisting of a traditional cast iron fireplace, study table/workspace, a smart TV and comfortable seating. Muted wall colour, wicker furniture and the folding all-glass front blur the boundaries between the indoor and the outdoor area.
All of it opens up to a private deck that is the perfect place for a morning coffee.

We have an in-house caretaker/cook who will take care of your meal preferences. Lunch / Dinner are available on prior notice.

Both Vegetarian and Non-vegetarian options are available if you are ordering from the in-house menu. Guests may also bring their own raw material and make use of the in-house kitchen.

Hushstay x The Annexe is located away from all the hustle-bustle in a quaint corner of Srinagar called Ishber Nishat.
Nearest Airport (Srinagar) - 20 kms / 45 mins
Nishat Garden - 3 kms / 10 mins
Shankracharya Temple - 15 kms / 30 mins
Dachigam National Park - 15 mins drive / 40 mins walk
Tangmarg - 50 kms / 1.5 hr
Pahalgam - 90 km / 2 hrs
Sonmarg - 80 km / 2 hrs -
As with all great places, getting to this paradise-of-a-location requires one to drive on a narrow road for the last minute. Car parking is available at the property.

We follow a strict no smoking policy inside the house since a lot of wood has been used for the interiors. You may ask the caretaker for an ashtray and smoke outside the house if you need to.

Please be careful or ask the caretaker for help while placing wood in the fireplace. We usually keep dry wood in storage but if it has been raining, dry wood might not be availble.

Please respect your surroundings since the property is set in the midst of an orchard. Do not pluck the flowers / fruits or disturb wildlife here.

This place is offered exclusively to only one group at a time, the price varies depending on the number of guests. Please select the exact number of guests while booking.

The house has just one bedroom but there is space for 01 more extra mattress and in total it can accommodate up to 03 guests.

Electricity: Electricity is usually not a problem, however, we do have a backup inverter. Basic lighting and a few plug points work on backup.

Geyser and a Hot & Cold AC is provided but will not work in case there is a power outage.

A private deck with a hot/cold jacuzzi is available for guest use. Please inform the staff in advance in case you plan to use it.

We have a good Wifi Connection in place if you wish to work from Hushstay x The Annexe.

There is a good 4G connectivity for Airtel and Jio users, unless the weather is bad.
Cancellation Policy:

Date of booking - 31 days before arrival : 25 % cancellation fee on the total booking amount

30 Days - 15 Days : 50 % cancellation fee on the total booking amount.
